These are market-informed planning models, not BlackTower-approved rates or live supplier quotes. Published Seattle contractor guides anchor the common scopes. Laminate and basic trim installation labor are also cross-checked against a company-supplied completed-job invoice; customer details are not published. Labor/material splits, minimum visits, prep allowances and the 35% material upgrade are modeling assumptions. Small trim, door and repair scopes use estimated working time and material allowances.
ZIP codes identify a city/county using GeoNames. The regional labor factor is 50% fixed plus 50% of that region’s 2025 BLS carpenter median wage relative to Seattle. This is a dampened proxy for contractor costs, not a measured ZIP-level price. King, Pierce and Snohomish counties share one rate. Unmapped counties use the Washington statewide wage proxy. Materials do not change by ZIP.
Taxes are excluded: the correct rate depends on the job address. Check the Washington Department of Revenue address lookup ↗. Availability outside Puget Sound is not guaranteed.
